As the economy has worsened and housing prices have continued to fall, delinquencies on mortgages have quadrupled.  Foreclosures have increased almost 200 % from two years ago. The simple fact of the matter is that a Foreclosure of your home hurts your family, your neighbors,  and your community. In order for me to evaluate your situation, please compile your mortgage documents and complete my firm’s Client Information Sheet and the Foreclosure Questionnaire.  It is important that we review all of your mortgage documents, if you have them. A complete evaluation of your mortgage can only be done if  we have all of the paperwork you have regarding your mortgage.  If you do not have all of the paperwork and documents we ask for, you may not have received them.

WHATEVER YOU DO, DON”T contact your Lender and ask them for copies of the documents you are missing for our review and evaluation.  If you are missing documents and cannot locate or have lost them, you should contact the Title Company, or  law firm that handled your mortgage closing and request copies.  It is very important that you do not inform them or any other third party of your intentions or planned usage of the documents you are requesting.

Lenders have become increasingly aware of the necessity to keep homeowners in their home or risk significant losses through the expense of foreclosing on homeowners in default of their mortgages. As such, many lenders are willing to work out solutions with homeowners in foreclosure. You may have options available to you deal with your foreclosure situation.
